Planned Maintenance
The Co-operative's main asset is the housing stock, which will be maintained properly to make sure that the physical life and the value of the property are not reduced.
So that this happens, we carry out:
Cyclical Maintenance
This is a planned servicing of the buildings, which deals with natural decay of building components. These can be predicted and planned for. The term "Cyclical Maintenance" is used because the process will have to be repeated regularly during the life of the building.
Day-to-Day Maintenance
This deals with essential repairs, which cannot be left until the next routine maintenance cycle.
Whole Life Maintenance
This is a system of programming planned replacements on a like-for-like basis.
Improvement Work
This is the provision of new features or the replacement of existing components with ones of a significantly higher standard. Improvement work is funded by grant or rent increases.
