Maintenance
We aim to provide a first class maintenance service by responding to tenant requests quickly and efficiently, and to maintain the housing stock to a high standard on a regular and planned basis.
All Co-operative employees and tradesmen carry identification. If you are in any doubt about who a caller is, don't let them in until you have checked.
Right to Repair
From 30 September 2002, our tenants have the right to have small, urgent repairs carried out within a given timescale. This is called the Right to Repair scheme.
Reporting a Repair
When you discover a repair is needed, please let us know quickly. You can contact us in writing, by telephone, by calling into the office in person, or by e-mail. The office is normally staffed between 9.00 a.m. and 5.00 p.m., but outwith these times, repairs can be reported to the Concierge office which is open 24 hours.
When you report a repair, you will be asked detailed questions about the nature of the problem so that the appropriate tradesman is sent. Please make sure you follow the correct procedures.
Whose responsibility is it?
The Co-operative, as your landlord, has a responsibility to keep your house in good repair. However, you, as a tenant, also have a responsibility for certain repairs and you need to take this responsibility seriously.
Planned Maintenance
The Co-operative's main asset is the housing stock, which will be maintained properly to make sure that the physical life and the value of the property are not reduced. So that this happens we carry out planned maintenance.
Condensation is Dampness
There are two main types of dampness which affect properties.
Water Penetration - caused by structural defects in the roof or walls allowing rain to get inside the building and showing as damp patches. Water penetration can be fixed by repairing the fault.
Condensation - this happens when warm moist air meets a cold surface causing the water to condense. Condensation can often be more difficult to fix than penetrating dampness.
